Beach Realty

Can anyone tell me anything about Beach Realty? We rented the El Capitan and would like to make sure they are good to deal with. So far in talking to them there, they seem very good. Thank you for any advice.

Beach Realty

Hmm...if you%26#39;ve already rented, you may be locked in unless you pay a penalty to cancel. We looked at two units for sale in that building last spring and noted that one was pretty nice, but the other was a real dump with old furniture and marginal carpet. It really boils down to the quality of the owners and especially their cleaning crew. All the rental company does is process the payments and make sure a cleaning is scheduled after each ';turnover';.

We use private cleaners at our North OC condo and would not have it any other way. We owned another unit at 12th and the Boardwalk several years ago and had big problems with the cleaners the realtor hired - they stole videotapes and even our phone/answering machine!

El Capitan is older and showing its age, but the location is very good. The steps within each condo are a real pain; if you have older relatives coming with you, they will have problems (but the building does have an elevator). The balconies are a nice size. Make sure that the pictures of the unit (if you have seen any) are up to date! The building is 35 years old and some units have original kitchens and even furniture!

I%26#39;m not trying to scare you, just there is a lot of crap out there in the rental market. Many owners don%26#39;t realize that improving baths, kitchens and furnishings regularly means happier tenants!

Check out this website and scroll down to El Capitan. There is a virtual tour of one of their units. Looks pretty decent.........but it is a different realtor than the one you%26#39;re dealing with. But I think you can get a fair idea of the unit.
