Which oceanfront condo at north end best

Browsing for this summer. Cosidering units in Capri

Golden Sands, Sea Watch, or Quay. Looking for family fun on the beach. Would like good view from balcony and good clean safe building ammenities. Would appreciate input if one building is better than the others. Thanks to all!

Which oceanfront condo at north end best

We have stayed in both the Sea Watch and the Quay and both were very nice and similiar.

The one thing I did not like was the elevators sometimes take a while especially on check in and check out days. If you have a choice and there is a unit that is walkable at least down the stairs, I might consider that.

I love planning for summer vacations in freezing weather - at least I know it won%26#39;t last forever!

Thanks for yout response. I too am planning this thinking of warmth as it suppose to be -8 degrees tonight and we have 2 feet of snow on the ground.

Looking forward to the beach!

Why not stay at a smaller less crowded unit mid town? The beach is always so crowded and dirty around the big high rises up north.

I can only speak for the Quay and the Golden Sands. I would not recommend the Quay if a good view is what you%26#39;re looking for. NONE of the rooms are ocean front, they all have views of the ocean from the side of the building. That and their security people were rude to myself and my family.

I really really love the Golden Sands. People will say the elevators are slow, but I don%26#39;t think they are any slower than any other place that has 22 floors *shrug*. Overall, great amenities, great people, good view.

Thanks for your reponse, any ideas for good places midtown?

I have stayaed at Golden Sands, Quay, Capri and Sea Watch. The amenities are best in the Golden sands and the Sea Watch. Also, the views, if you pick a front unit in Sea Watch. Elevators are slower in Golden Sands, to the point that we would only stay 4th floor and lower. Elevators much better at Sea Watch. Nice indoor pool at Capri, no outdoor. Sea Watch has both indoor and outdoor. Sea Watch also has a great game room for those rainy days. The SW units are all 2 bedrooms and a den, which usually has beds in it. Also 2 bathrooms. GS has more variety on size. Check out seawatchoc.com for the sea watch. It is part of century21 realty, and has the most of their units. cbvacations has some for SW, not as many.

I would recommend the Plaza or Seawatch - both have indoor and outdoor pools and other amenities on site. After staying first year at the Seawatch, last two have been at the Plaza, as will this year - prices are a little less at Plaza, parking for two cars and my roof rack fits under the covered garage without taking it off (like i had to at the Seawatch).

I have never stayed at the Capri, Quay or Golden Sands.

We own in the Quay, a 3/BR, and contrary to an earlier post I can assure you that our place, like all the 3BR units, is direct oceanfront. As far as the same post said regarding rude security, Tony and the staff are all fantastic. Maybe there was an issue in the past, but our tenants all had positive reviews in 2008! Quay has an arcade, ping-pong room, tennis court, indoor %26amp; outdoor pools, and a small store and beach grill in season.

Golden Sands is right next door to Quay (north side), very nice building, rents are higher, and a lot of the units are on an angle to the ocean. They do have a real ';Tiki Bar'; on site which is nice. Indoor (top floor), outdoor, and kiddie pools as well as stores on site. They have six stores or so onsite.

Sea Watch - Units (except the very front units) are 880 square feet, 2br with den, and are TIGHT on space. Ocean views are not so great on the lower floors in particular due to the ';stepped'; balconies. But the amenities on site are very nice, and they have stores onsite as well.

Capri - The 3BR are either bay view or direct oceanfront, 2br are side view. They have no stores and only an indoor pool. It%26#39;s just north of Golden Sands. My cleaners clean an oceanfront penthouse unit there, we%26#39;ve been inside, and it%26#39;s enormous!

Also consider The Plaza at 98th St. All units are oceanfront, and the 2BR+den are 1150 square feet. They have indoor %26amp; outdoor pools, kiddie pool, arcade, restaurant/bar onsite. The parking situation is hit or miss. You could get a spot deep in the garage that puts you far from the door for the week. Really no other negatives. The 3br%26#39;s are on the ends of the building, very nice, big, but $$$ to rent.

Hope this helps - I%26#39;m partial to The Quay of course but really gave you a fair assessment of what%26#39;s out there!
