Weekly condo rental on lower Boardwalk?

I%26#39;ve stayed at these places - the Polynesian, El Capitan, and Golden Beach. I want something a little nicer this year but still in the same area - no higher than 8th St. I would like a balcony on the boardwalk and 2 or 3 bedrooms, in late August. I%26#39;m looking at prices for the Belmont Towers, and they are beautiful, but priced a little high. Is there anything else available?

What was wrong with the El Capitan? Never stayed there but I thought about it. It looked nice.

It%26#39;s not bad, but the ones I%26#39;ve stayed in were very basic. I was hoping for something a little more upscale and newer, but not quite as expensive as the Belmont Towers. I just looked at prices for El Capitan (2 bedrooms) for the end of August. Mann Properties, which manages most of them (and the Polynesian) has them at $1600. Belmont Towers for 3 bedrooms runs around $3000-3900, and I%26#39;d rather have 3 bedrooms. I was hoping maybe there was something I overlooked, or maybe something new this year that was in between the two in price.

But I always think the same thing there is something better out there. If you had good experience with a certain condo I would stick with them. The grass is not always greener on the otherside.



Now don%26#39;t get me wrong there could be a hidden gem not found yet but a comfortable, clean, nice spot that makes you feel good while on vacation is nice to have.




Comparing the Polynesian and ';El Crapitan'; to Belmont Towers is like comparing a rusty VW to a new Lexus. You get what you pay for. We own in the Quay in North OC but rented twice in Belmont for Springfest and Sunfest and almost bought there (good thing we didn%26#39;t; the prices really nosedived since last spring).





Anyway, you don%26#39;t have too many options for bigger condos on the Boardwalk. If you will venture a little further north, there is Ocean Hideaway at 18th St. and Regency at 21st St. OH is all 2BR units in a 5 story building, and Regency is 16 units I believe; all are 2BR+den and 3BR, 4 stories. You will pay in the $1500-1800/wk range for late Aug. No pools at either building; Regency has huge balconies.





There is also Ocean%26#39;s Edge at 9th St, newer 3BR units close to Belmont in luxury, probably low $2000%26#39;s for rent. I haven%26#39;t been in any of those units, but have been in all other bldgs. I mentioned. Good Luck in your search!

We looked at two units for sale in El Capitan last spring - one was a real dump, the other was OK, but the building is 35 years old and showing its age, and the stairs within the units are a real pain. That%26#39;s where the name comes from. I%26#39;m sure when you stayed there years ago it was better.





We owned in Decatur House from 2003-2005 (12th St.), which was all tiny 1BR units on the boards. That building had dirty hallways and a scummy indoor pool. Of course, the tenants would track in the filth on their feet and really beat up our carpeting. Our name for that building was ';Decrepit House';. We sold it for $90K profit in less than two years...those were the days!





Ocean%26#39;s Edge, is only 15 units or so. Look for something where they drop the rates for late Aug., as I think they get close to $4,000/wk in peak season. Don%26#39;t forget, Labor Day is Sept. 7th this year, so last week of August is pretty desirable. If you ever want to venture to North OC try the Quay!
